Hi Guys,
Visited the site yesterday and im happy to see the progress. If you guys noticed there are 3-4 blocks of medium low apartment construction nerby Subang Andaman construction area (the other side of NKVE). The construction of that particular building are really fast compared to Subang Andaman.
However 1 thing i notice, that particular building using pure concrete as the wall. I wonder how hot its going to be.The concrete blocks were place stacking to each other making the building raise up really fast.
Unlike Subang Andaman i saw the workerw ARE stacking up red bricks/clay bricks for walls. Which is good. Hope the quality of workmanship is good for the price we all pay.

thanks for the update..i oso had the same tot on the red clay bricks..hopefully the developer maintain the quality worth of what we are paying..cant wait for the completion. ;-)

ReplyDeleteThe progress is really slow. If compare to U1, that project was almost completed. I'm just wish the project is going smooth and completed on schedule.

ReplyDeleteI did talk to one of the guy (holding some paper and organizer) during my visit last Saturday. He says that "yes the project behind schedule for about a month" however it should be able to catch up. The expected overall construction without touch up expected to complete June 2012 and another 3-4 month for touch up with plus minus 2 months. Thus bringing back to original completion date to Dec 2012.
Usually for this kind of condo what is the timeline for the construction

Hi Anonymous, usually, as long as the construction schedule wont be delayed beyond the date as stipulated in the sales and purchase agreement that we signed, which is within 36 months (3yrs) we should be happy. Otherwise, a clause also stated that developers should compensate buyers for delay handover?

Or will it be according to the progress stage when they reached each floors of the building, then they send out the progress claim to all purchasers of the respectively floors? ReplyDeleteyeah we can claim for late delivery penalty from developer if they unable to complate within the stipulated time (subject to another sub-clause
as for the progressive payment, the best is to check with 2 party, the lawyer and banks. Usually i check directly with banks as developer need to update them on the progressive status for them to disperse the money

Hi Cube.box, I cant check with either lawyer or the bank, cause I bought direct with developer - so, I think I need to call them directly, but everytime I try to call them, the people who usually answer the phone is not able to tell me anything, only just saying check again later.

I'm the guy who posted a reply on 15/May. So far i did't receive the 3rd 15% claim letter. By the way, my unit is at floor 10th. Let's meet up when our home is ready. I love the idea about meeting up will the people/buyer of Subang Andaman once its completed.
Regarding the committee, i already start thinking to unofficially introduce SARA (subang Andaman Resident Association), SARA sounds awesome.
Anyway, i'm working in TTDI and currently staying in Bandar Utama. But i've set a target to at least check the progress once a month and snap some pictures of it.
Morning everyone, just got chance to speak to my lawyer yesterday.. they had follow up wit developer on the progress claim, but so far no update on 15% progress claim by developer... I just wish that everything is in order and following the schedule... anyway, thanks to Cube.Box for making an effort to update us with the progress every month ;-) ... SARA sounds good to me.. ok, have a good weekend everyone.
ReplyDeleteHi cube.box and all, great thought on the idea of setting up SARA! The short name also sounds very chic and modern. I do hope all of us (owners) who will be taking up resident in SAC (Subang Andaman Condo) will be very happy living in our completed homes without much problem! And then, when we are all settled in our respective unit, we will be taking turns in hosting a friendly get together BBQ party hopefully once a month!? I just love the idea of having friendly neighbours living in harmony! However, we do understand that maybe some owners are buying this condo purely for investment purposes and thus, renting it out to people that we dont really know but hopefully they will behave as cordially as possible to fit into our friendly and hospitable society!

Hi, this is in response to the person/guy who posted a comment on May 26 and who bought a unit on the 10th floor (4 bedrooms). I've got a couple of questions to ask him since I also bought a unit on the same floor (pool view). If you dont mind, may I ask how much did you pay for your unit please? I am a bit unclear about the price range...maybe because I was a late buyer and so the agent gave me a lousy deal which is higher than what the unit suppose to cost. In comparison, I would like to know your built-up area and how much you paid for it please? Thank you

hi guys,...yesterday i got chance to bypass our home construction site... i believe very little progress as compared to Alam Idaman which targeted 2013 completion date but now with 60% progress on structural work up to level 13. I'm quite dissapointed with our home progress...can anyone check with the developer how serius are they bout this...
ReplyDeleteHi Nora K, I wish I can visit the site too and talk to people from the company but unfortunately, I am currently not residing in KL. Anyway, when you passed by the construction site, did you noticed inside the sale/show house/office whether there are still agents trying to sell Subang Andaman units? My guess is that, there are still many unsold units and thus, the developer cannot collect enough money to finance to speed up the construction? This has always been the number one doubt in my guts feeling after I signed the PA and after several months, still reading the sale ads in prints and property ad about Subang Andaman as well as seeing their mini exhibition around Subang Parade and other shopping complexes.

My colleague wanted to get a unit at Subang Andaman. He went there and quite suprised only 1 people manning the show room at a time. he says that when he asked that lady for booking, the lady only offer the about 18 units which is 3 units penthouse. and others either at 4th floor, 14th floor and 1st floor.
So he decided not to proceed with it since the available unit is not to his liking.
im going there this weekend and i have to agree that the progress seems to be a bit slow. will check it out with the corresponding party on construction schedule if they are around

This sounds bad because I was hoping they can complete the construciton within the date stipulated in SPA. Also, this means that we wont be getting the 3rd progress claim until the construction upto the stage as per the progress schedule attached.

Dear Andaman future neighbours. I m also one of the owner of the said condo. I do pass by the condo everyday on my way to work, and it seems that the building progress is quite smoothly. Hope they could complete the construction on time.

And happy to hear that you do pass the construction site EVERYDAY...this will surely make it very easy for all of us to know current and future progresses! By the way, have you received the 3rd progress payment claim yet? I am asking this because I have been away from KL for a while now and I dont know if the developer has sent me the progress letter of claim yet or not. The last time (2nd progress payment), I was late to make payment for only a few days but they charged me interest fees for that! So, I dont want to pay interest fees again! I tried to request them to send me an email to notify me when they send the claim letter to my mail box but so far, they never make any contact through email!!?

Hi Cube.box, thamks very much for posting the progress pictures. I'm sorry that I did not see it before I posted my comment earlier....sorry! Do you or anyone else know here whether the progress claim goes according to the construction progress of each floors? Example, if one purchased unit on the 10 or 12 floors, they will wait until the construction progress upto that floors and then only they send us the claim letter asking for payment....is that right? In this case, since they only completed upto 3rd or 4th floors, they can only send claim letter to those purchasers who bought units in that floors right?

ReplyDeleteI dont think that is the way how they declare the progress for each buyer, they will claim from each buyer when overall progress reach certain % of completion.
For instance, im a buyer at 12 floor, the total construction phase reached 60% (at 10th floor) they still going to claim the progress payment from me albeit my floor havent reached there yet. so on and so forth.
i hope you get what im trying to say here. hehehe. not really good on giving explanation nor elaborate more on it.

DeleteI think its best that we all (buyers) write to the developer about this concern and ask them to response to us directly or by putting up their answers in their webpage (if they have any). I would like to know what and how they are going to rectify this flood problems to not to re-occure in the near future....otherwise, we will have big problem once we all moved in there. Why dont we all make a petition - collect signatures and submit to the developers? Anyone agrees to this, please reply here and then we'll think of how to proceed further....perhaps we can either send in our request by snail mail, email or by hand....

I'm not sure if the progress has reached your floors yet. I have received my 3rd progress claim of 15% in early Jan (due payment 15 Feb). I think you will get yours very soon. Are you going to live in your units or it is just an investment...I am guessing that you are a props investors, judging by distance of where you're from. Anyway, good luck.

Hi SAC condo owners, anyone heard about the flood issue last few days ago? I heard it was quite serious and the flood goes all the way up to level 2 carpark. Please update if anyone know about this. Regards.

DeleteYou mean, our SAC locatoin is a flood prone area??? OMG! I didnt have a clue about this problem. Yes, it is definitely a very BIG problem for all of us BUYERS if this will continue and if the developer dont find a quick and permenant solution to combat this flooding problem. They must and should have a proper drainage system in the area....not sure if its the developer's duty to install and construct the necessary drainage or it could be the local governments...but it should be in placed by the time we take possession and move into our units before its too late!
WMW, if you can let me know how and from who did you find out about this matter please? I will be returning back to KL Malaysia next week and will make a point to visit the site and talk to the people incharge there. Meanwhile, please let me know more details if you have any please....
