Hi Cube.box, thank you very very much for the latest pictures update of our SAC construction progress. Very much appreciated indeed. It looks like it is very much heading for completion as per agreement - fingers crossed! Btw, have you received the 2nd progress claim yet? For some reason, I have not yet received mine which is very strange. I will have to call the office to find out then....as I am still working in overseas, it is quite hard to talk to the right person who can give correct information.
Nope i havent, or should i say i didnt check, every month i just call up the bank and ask how much i need to pay for my current month progressive payment. i address all related docs to my parents house and i havent gone back for quite some time.
Hi Cube.box, thanks for the response. Yep, I just called Jubli Perak and was told that the next progress claim (15%) is not due until the next 1 or 2 months time because the construction progress at the moment is only upto level 7th. So, in this case, whoever purchased level 10th and above will not have to worry about paying until the level of construction reaches to their floors.....yeppeee! Glad I made this enquiry...now I can understand much better and no need to worry about being billed for late payment!
Hi all, the next progress claim (15%) payment, isn't that supposed to be paid by the bank to the developer? If we were being charged for late payment, isn't that the bank's fault? Kindly help me
Yes in normal case, there should not be any late charges if you have a bank loan - your bank should be the one responsible to make the payment on your behalf. But in some cases, buyers dont have a bank loan, they pay directly to the developer based on the construction progress of the project. Thus, these buyers who pay cash directly to developer are always anxious when will be the next progress claim/payment, because if they pay late, they will be charge for late payment fees. Hope you understand.
Has the developer work on something to avoid re occurrence of flood which happened few months back? The flood of the main road blocked the entrance to Subang Andaman and caused traffic jam for hours....
