RECAP: Meeting update
A meeting with Indah Alam (IA) Management Office was conducted back in 7th September 2013 together with 20+ other IA owners.
Points of discussion as follow: Questions were gathered a week before meeting from owners through FB page (answer were simplified to points only)
Q1: CCTV not available, any plan to install
A1: Under Management Portfolio, installation in progress.
Q2: HSE issue; big window/airway opening, posses threat to unsupervised kids.
A2: Design complies to regulations.
Q3: Surau Readiness, ETA?
A3: Ready for usage (as of End Oct 2013)
Q4: Gym Readiness, ETA?
A4: Same as above
Q5: Tadika Readiness, ETA?
A5: Looking for operators, interested party my officially approach management
Q6: Badminton court without pole , any plan to change to other court ie basketball etc (due to strong wind)
A6: ETA end of year 2013. Priority defect on owner's unit. No plan to change to other type of court
Q7: Non-Refundable RM150 fee for renovation.
A7: RM150 not only use for garbage collection but also replacing damaged item cause by contractor. Contractors are not responsible enough to highlight any damage caused by them.
Q8: Reno works on Public Holiday, Weekends till year end
A8: Not Possible and Management wont consider such request from owner
Q9: Related to above. Why Defect rectification by Developer were allow instead
A9: Urgent work will be carry immediately when necessary. ie water pipe burst etc hence on urgent work above rule is not applied. normal defect work on such day will be issued a stop work
Q10: Fogging and pest control
A10: Contract Awarded mid Oct- fogging once a month
Q11: management Fees, Aug and Sept to be waives
A11: Not possible; the fees goes to IA fund anyway
Q12: Distress/pager at parking area:
A12: In progress, LG2, LG1, L1 and L2 parking
Q13: Exit Boom gate to relocate further out covering the G floor parking entry:
A13: G floor parking is reserved to Shoplots , hence boom gate wont be place there, at the moment security guard is guarding the entrance instead.
Q14: Security Guard/Emergency IA Security Call in number/standby phone
A14: Will be placed at Notice Board: ETA end Oct
Q15: Security personnel unable to converse in Bahasa Malaysia/English
A15: Issue has been highlighted to security company. They will provide at least one local supervisor at any point of time shall to dictate the communication issue if any
Q16: Access Ramp from parking to lift lobby at all parking area
A16: under management portfolio to look into it. Nospecific completion date
Q17: Notice board at all lift area lobby LG2, LG1, G, L1 and L2
A17: notice board placed at Lift Lobby Ground floor each building and walkway cafeteria/gym 3rd floor
Q18: cleaning staff schedule
A18: No specific schedule is available. standard SOP for cleaners is available for internal management view only
Q19: Security staff rotation schedule
A19: Shift rotation 12 hours, 7am-7pm, 7pm-7am
Q20: Pool usage rules (tenants, relatives, friends of owner/tenants)
A20: refer to House rule book
Q21: Narrow turning at LG2 parking after ramp:
A21: Well aware of, possibly to reassign owners parking lot, subject to owner agreement aswell.
Q22: slippery road during rainy days due to water pond, Ground Level
A22: rectified the water ponding issue
Q23: uneven, steep incline exit point of IA (right side)
A23: Can only note this comment at the moment
Q24: Dark & dimly lit corridor and parking lobby
A24: alternate light during day time (7am-7pm) full light at night, LG1 and LG2, 24 hours all light. If any common area light found not lit. Please report to management
Q25: Aircon installation guidelines:
A25: Please request from management office. Some owners are found not following the installation guidelines especially on AC compressor installed facing the void area. (piping)
Q26: Skygarden is nothing close as per advertise on product/development brochure
A26: Defects will be rectified. as of the advertisement part. its consider delivered as per SNP
Q27: ( I personally not going to place this question here)
A27: (they did answer this, but again, im just gonna leave it empty)
Q28: Centralize ASTRO, support HD?
A28: HD infra available by year end: ASTRO may charge extra for HD activation.
Q29: Garbage collection schedule:
A29: as when require At the moment. ie: garbage disposal area full etc
Q30: Carwash area?
A31: Will be assigned. later by year end

Q32: Fire Rated door at both end of each floor

Indah Alam (formerly known as Subang Andaman) new Blog and status
Dear Readers,
Received an insider info from the management itself that the name of SUBANG ANDAMAN has been change to INDAH ALAM.
Thus, im creating another blog with https://indahalamcondo.blogspot.com to reflect its new name.
Most of the buyer wanted to retain the old name but somehow the developer/management had already agreed with City Municipal Council on the new name and all name MUST have ALAM name.....
Outrage? myself included,
Nevertheless, we are all waiting for the CCC and handover of keys; which to myself, its already due 2 months with LAD. Blessing in disguise for renovation fund? yes and no?
Long story short, "NEW" expected date of handover of keys is yet to be announced but it should be somewhere end of July early August. How many donkey "NEW" date announced so far

Subang Andaman Unit 2A (corner) internal finishing/pictures Leaked!!

Subang Andaman - Interior Picture Leaked!!
A Subang Andaman owner had taken extra approach by sneaking into the construction site to snap some of the Interior Progress of our condo. The owner had taken few pictures including ground floor parking area, an internal view of type 2C unit, pool area, gym area and the common area around.
I'm not able to spell out who is the owner whom taken extra approach on getting this pic to safeguard his/her identity so that he/she wont get charged of trespassing the construction site.
DISCLAIMER: this blog owner do not encourage the act of going into the construction site without permission as it deemed trespassing by law. HOWEVER blog owner do appreciate if someone does it as we are all anxiously waiting Subang Andaman to be ready since Dec 2012. Just do it!! (not my tagline, taken from another brand tagline)

Subang Andaman - March 2013 update
Called the developer, and they said no more delay expected to handover the keys by end of April
i took the oppurtunity to ask for architect plan with details measurement of my unit, so that i can start preparing and asking quotation around from contractor.
